*Depreciation Reports:

The purpose of depreciation report is to assist the owners with planning funding for future repair and maintenance costs. The Depreciation Report contains an inventory of the common property, anticipated maintenance, repair and replacement costs for common expenses projected over 30 years, and a financial forecasting section that contains funding models for the Contingency Reserve Fund.

Our services will include the following:
Review the pertinent technical, financial and legal records related to the buildings.
* Meetings with the representatives of the owners.
* Prepare an inventory and quantification of the building’s common elements and components, including interviews with key building personnel regarding known problems, repair history, and future maintenance or replacement plans.
* Perform visual inspection of the common elements to identify existing problems, estimation of quality and current condition, and general assessment of the life expectancy;
* Prepare an inventory and quantification of the building’s Reserve Items; * Review the present condition of and need for repairs to the Reserve Items and evaluate their Expected Life, Actual Age, Effective Age and Remaining Life;
* Research and estimate the Replacement Cost for Reserve Items;
* Prepare a 30 year plan that outlines future needs to repair or replace Reserve Items including projecting the Future Replacement Cost for these items;
* Prepare financial forecasts over 30 years, detailing Reserve Fund Accumulation, future replacement costs, and reserve fund requirements, that contain at least three cash flow funding models for the Contingency Reserve Fund.
* A Depreciation Report update with site review at the required 3 year interval.

New Construction Building Envelope Consulting & Field Review Services:

We provide building envelope consulting services on new construction projects ranging from single family dwellings to townhouse buildings and apartment buildings. AUM works closely with the architects & designers from inception to completion of a building envelope project. Our goal is to see every building enclosure meet both the code compliance and performance expectations.

Our services on new construction projects include:
• Review of the building envelope details or architectural details and drawings for their compliance with the Building Codes.
• Prepare the building envelope design details and documents for the Municipality.
• Review of the applicable shop drawings.
• Review of the submittals and RFI's.
• Perform building envelope reviews to ensure that the construction is in compliance with the
drawings and specifications.
• Review of the key building envelope mock-ups on site.
• Conduct the in-situ window/door water penetration testing if necessary.
• Perform annual inspections.
• Prepare the maintenance manuals.

Building Envelope Restoration:

Building Envelope Rehabilitation Projects may include:
• Replacement of existing wall cladding system with new rainscreen cladding system.
• Replacement of existing windows/doors with new.
• Replacement of existing waterproofing membranes at balconies and decks with new.
• Replacement of existing roofing membrane systems with new.
• Re-waterproofing of parkade slab and patio areas above the parkade below .

We provide annual building envelope inspection services to our clients to ensure that the materials and construction assemblies are performing as intended. Regular and scheduled maintenance of a building is required to extend the service life of a building. Our Maintenance Manual contains practical information to assist building owners in maintaining the building enclosure of their property.

Computer Simulations:

Computer software is used for the preparation of wall condensation analysis.
